Our Procedures
Rent
Rent is due in advance on or before the first day of each month. Prentiss Properties no longer accepts rent checks in the Management Office. Checks are to be made payable to PRENTISS PROPERTIES ACQUISITION PARTNERS, L.P. and forwarded to the following address:

All rental payments are due and payable, without notice or demand on the first of each month. A monthly invoice for rent will be sent, however, this is primarily for your records. Charges incurred by Tenants for Above Standard Services such as overtime air conditioning will be invoiced the month following each service period.
After Hours Access
All access doors to the buildings are automatically locked between the hours of 6:00 P.M. and 7:00 A.M. Monday through Friday and all day Saturdays, Sundays and holidays.
After-hours entrance is obtained by card access at either the front or back entrance to the buildings. Cards are obtained through the Management Office by submitting the form found in section V of this manual. Cards are $15.00 each. Readers for the cards are located at both the front and back entrances to the buildings.
Access to the parking deck is also achieved by an access card. These cards are obtained through the Property Management Office. The Tenant contact must provide written authorization for this request.
Sidewalks, doorways, vestibules, halls, stairways and similar areas shall not be obstructed by tenants or their officers, agents, servants, and employees, or used for any purpose other than egress to and from the Premises and for going from one part of the Building to another part of the Building.
Shipping and Receiving
All deliveries by truck are to be made at designated loading zones at the buildings. Deliveries of large furniture and/or equipment must be coordinated through the Property Management Office.
Unauthorized vehicles parked in the loading zone or any other restricted area will be subject to towing.
Lobby Directory
A Tenant Directory is located in the first floor elevator lobby. The Tenant Directory Board Request Form is included in Section V of this manual.
Corridor Signage
All buildings have standardized corridor identification plaques for Tenants, which are ordered upon receipt of written authorization from the Tenant. In order to ensure proper identification at the time of occupancy, it is important to order the plaques at least 4 to 6 weeks prior to actual move-in. The cost of the plaques is contingent upon several variables. The cost is provided through the initial tenant build-out and to refer to your lease for additional details. The Tenant Corridor Signage Request Form is included in Section Vii of this manual.
Alterations
Any physical change to the tenant improvements in your office requires prior written approval from the Property Management Office, unless otherwise noted in your lease. This is to ensure that all building safety and city/county code regulations are complied with. Additions, such as shelving and furnishings are not subject to approval.
If any suite modification is required, including electrical or mechanical, the Property Management Office can provide pricing and construction management services.
Tenant Insurance
Tenants are required to carry commercial general liability insurance in respect to their occupancy at Cumberland Office Park. Please refer to your office lease for specific limit requirements. The following entities are to be named additional insured:
1. Prentiss Properties Acquisition Partners, L.P.
2. Prentiss Properties Limited, Inc., as Managing Agent
Moving Policy
The following rules pertain to moving furniture, equipment and supplies in and out of Cumberland Office Park.
ANY MOVERS WHO DO NOT ADHERE TO THE FOLLOWING RULES WILL NOT BE ALLOWED TO ENTER THE PREMISES OR WILL BE REQUIRED TO DISCONTINUE THE MOVE.
 Clean masonite sections will be used as runners on all finished floor areas where heavy furniture or equipment is being moved with wheel or skid type dollies. Clean plywood sections will also be required when moving over "sensitive" floors (i.e., stone or tile floors). The masonite must be at least 1/4 inch thick, 4' X 8' sheets in elevator lobbies and corridors and 32" sheets through doors in tenant spaces.
 All walls, door facings, elevator cabs and other areas along the route to be followed during the move will be inspected by the Property Management Office and moving company personnel before and after the move. The mover must provide and install protective coverings on all walls, door facings, elevator cabs and other areas along the route to be followed during the move. It is the responsibility of the mover to note any and all existing damage or defects to his path of move. After the completion of the move, mover will be held fully responsible for repair of damages and defects not already noted.
 Any damage to the building or fixtures caused by the move will be repaired or paid for by the moving company.
 Only the service elevator in the building will be used for the movement of furniture, equipment and supplies unless prior approval to use additional elevators has been granted by the Property Management Office.
 Move-ins of large quantities of furniture, equipment or supplies will be accomplished after 6:00 P.M. on weekdays or on weekends or holidays with prior consent of the Property Management Office
 The moving company must make arrangements with the Property Management Office for use of the elevator for each move. A firm arrival time will be established.
 The moving company must carry insurance, but not to be less than the following:
 Worker's compensation in statutory limits for the State of Georgia with employee's liability limit of one million dollars ($1,000,000.00); bodily injury; personal injury and property damage liability insurance in comprehensive general liability form and certificate evidencing same shall be furnished to the Property Management Office before moving any items into the building. In addition, indemnify and save Landlord and Managing agent harmless from and against all claims, demands and causes of action of every kind in character arising in favor of moving company's employees, Landlord's and Managing Agent's employees or other third parties as a result of bodily injury, personal injury, death or damage to property in any way resulting from willful or negligent acts or omissions of moving company, it's agents, employees, representatives or subcontractors. The moving company shall be responsible for all damages and losses sustained by them to their tools and equipment utilized in the performance of all work thereunder.
 Comprehensive General Liability insurance policy shall include coverage for hazard of premises, operation, elevators, products and completed operations and including personal injury coverage part and contractual liability coverage part designating the assumptions the assumptions of liability under performance of the act of moving. Such insurance shall be in limits no less than five hundred thousand dollars ($500,000.00) for any one occurrence, Personal Injury Coverage and contractual liability.
 Comprehensive Automobile Liability covering all owned, non-owned and hired vehicles, with a combined single limit of not less than five hundred thousand dollars ($500,000.00) per occurrence.
 Excess Liability (umbrella) coverage of not less than one million dollars ($1,000,000.00).
 Contractor shall furnish client a Certificate of Insurance for all coverage's listed above prior to commencement of operations under this contract. The following shall be named as additional insured on the certificate:
1. Prentiss Properties Acquisition Partners, L.P.
2. Prentiss Properties Limited, Inc., their Agents, Employees, Partners, Affiliates and Representatives.
 Each moving company that will be moving supplies, furniture and/or equipment in the building shall secure and present to the Property Management Office a certificate reflecting these coverage's 24 hours before the move takes place.
 Employees of the moving company will not be permitted to access any part of the building other than the predetermined moving route.
 All employees of mover are to be uniformed at all times.
Tenant must make prior arrangements with moving contractor for offsite disposal of all debris (i.e., boxes, crates, packing material).
